Access Statement for Honeysuckle Cottage


Introduction

Our cottage is a traditional no-smoking cottage situated in the small village of Satterthwaite, Grizedale Forrest, in South Cumbria. Hopefully we have provided as much information as possible in this statement, but if you have any further queries please do e-mail. We look forward to welcoming you to our cottage.


Pre-Arrival

The nearest train station is in Ulverston (the town) 10 miles away. There are accessible taxis at the station.

Arrival & Car Parking Facilities

There is a car parking area/ drive with enough room for 2 cars. The car parking area is flat and covered in gravel.
The main entrance to the cottage (the front door) has one small step up (18cm) and one little sill to be stepped over (5cm) The door is 94cm wide.
Parking is approximately 4 metres away from the entrance.
The front door area is lit by an outside light with a movement sensor.
The outside light beside the entrance door is switched on from the inside of the house to the right of the door.
The key for the door will be sent to you before you set off for your holiday. There is an emergency one in the coded safety box.


General Information

Entrance - Front Door width 86cm. However to get to living room door a wheelchair would have to negotiate a gap in the porch of 75cm wide and the keyhole lock is 84cm high. There is a step of 18cm and then a lip for the door of 5cm.
Inside the entrance there is the open plan dining room and lounge. There is hanging space for coats, and shelves for boots and shoes in the rear hall (near the step to go into the conservatory). There is an alternative way round, through the rear door (but this involves going through the rear garden and up the step into conservatory)

Lounge - In the lounge there are four lamps, bookcase and wifi router. The TV is mounted over the fireplace with the freesat box and DVD to the side. The fireplace has a wood-burning stove with firewood supplied outside in the outhouse. Finally there are two leather settees, one occasional chair and small coffee table for the lounge.

Dining area - there is an oak dining table extending for 8 place settings along with the oak dresser unit housing wine glasses and other incidentals. There is a low window seat to the front. There is a passage to the kitchen door and also the under stairs cupboard housing the heating system for the house. The dining room/kitchen door is up a 20cm step and is 63cm wide. The rectangular dining table measures 62cm floor to lowest point of table, 256 cm long, 90 cm wide and 76 cm high. Chairs are movable with padded seats and no arms.

Rear Hall – Coat hanging area and the passage to conservatory, snug room and stairs to the first floor. To the rear of the stairs return is a cupboard housing the vacuum cleaner and other items

Snug - The snug has settee and two lamps and a TV mounted on the wall with a free-sat box.

Conservatory - is accessed via two steps of 19cm , kitchen door off lower level step. Then a further step up of 23cm for the main part of the conservatory. Two doors off for the wet room and rear garden (18cm step). It houses two whicker chairs for a relaxing drink or to look over the rear garden. Downstairs Wet room - has shower, basin and toilet. The entrance is a narrow door 70 cm but is flat floor to the conservatory.

Kitchen - is accessed from the lower level in the conservatory or dining area and has light switches for kitchen, conservatory and rear garden security light. There is a washing machine, dishwasher, fridge/freezer, microwave oven and all cooking utensils likely to be needed. .Cooking is via the electric double oven with 4 electric hob unit.

Stairs - lead up to the first floor 4 bedrooms and bathroom. The stairs are 20cm high, 79cm wide and 24cm deep.

Heating is by air-source heat pump heating wet underfloor heating both downstairs and upstairs. The air-source heat pump is located outside to the rear of the property. There is a wood-burning stove in the lounge; we provide enough wood for a fire for at least the first night.

Lounge and Dining Room
There is a free space of 330x180cm metres clear of doors and furniture.
Flooring is slate flags all downstairs except for carpet in snug room.
Furniture is moveable
Two leather covered triple sofas.
Teletext available on TV with remote control. Freeview box, DVD player and portable ipod docking player with internet radio and DAB radio.
Fireplace with wood burning stove.

Kitchen - Smoke and heat alarm fitted. The worktop height is standard approximately 90cm
Oven doors (electric) are drop down with hob (electric) above. 94cm high. Double sink is standard height with cupboards underneath. Standard size front-loading washing machine and a dishwasher are provided.
Fridge/ freezer is available.
Microwave is available. Flooring is porcelain tiles with under floor heating. Fire extinguisher provided.

Landing
Smoke alarm fitted.

Stairs, landing and first floor bedrooms are covered with carpet.

Master Bedroom - Door width 76cm
King size bed provided 150cm Bed height 38cm floor to top of mattress.
Non-feather duvets and pillows provided.
Largest transfer space available left or right of bed is 100 cm.
Bed is moveable is more space is required at either side.
Bedside tables are 55cm high.
Largest free space clear of doors and furniture is 120cm by 100cm.

Bed 2 – Door is 76cm wide, bed is double and 63cm high. Bedside cabinets are 59cm high.

Bed 3 – Door is 60cm wide, 2 single beds 90cm wide and 59cm high. Bedside cabinets are 61cm high.

Bed 4 – Door is 75cm wide, double bunk beds, lower is 52cm high and ladder to upper at 144cm. Bedside cabinet is 64cm high.


Main Bathroom -
Door width is 75cm.
Bath with flexible shower over. Non-slip mat provided in bath.
Bath height is 52 cm. No bath rails. The bath is a straight bath with shower over. Free space in bathroom free of doors and furniture is 200 cm x 130cm.
Toilet seat height 42cm, bidet 39cm, basin is 84cm. Flooring is porcelain tiles with a bath mat. Good colour contrast between floor walls and furniture. Space under the washbasin is free.

Front garden - is turned over to provide off-road parking for two cars. There is a small wooden bench for two to watch the comings and goings of the village or catch the afternoon sun.

Rear Garden - There is a teak table and 7 chairs to enjoy the morning sun in rear garden. To extend the outside enjoyment, there is a barbeque and a chimnea so making the barmy evenings memorable.

Planting:

The front of the house is home to a selection of rambling white and pink climbing roses.

The surrounding dry stone wall and hedges provide carry a selection of honeysuckles


Additional Information folder is produced in size 14 font and left in an info pack in the cottage

No mobile phone reception in the house unless the phone is left in the front windows or go outside to make call. The cottage is no smoking throughout. Single well behaved dog is welcome along with service dogs, please inform us when booking.

Location


Honeysuckle Cottage lies in the heart of the peaceful village of Satterthwaite in South Lakeland, situated half way between Hawkshead and Newby Bridge. The cottage is just south of Satterthwaite church, and the group of about fifty houses.

As the crow flies it are 3 miles to Coniston Water and 2 miles to Windermere Lake.  The village has its own pub, The Eagles Head pub, which is less than a 2-minute walk away.

 

Its only 4 and half miles to Beatrix Potter’s Cottage in Near Sawrey, or Hawkshead village.



Directions

Directions from Motorway in South: Leave the M6 at Junction 36. And follow the signs to Barrow along the A590. On reaching Newby Bridge (which has the last and closest petrol station) take a right turn over the actual bridge by the Swan Hotel. Straight after the bridge turn immediately left and follow the signs to Rusland / Satterthwaite. Half way up the Rusland Valley you’ll pass the grand stately home Rusland Hall on your left (ignore) then a bit later the turn off to Crosslands on your right (ignore) Keep driving north for another mile and a half. Turn left for Satterthwaite and Grizedale Centre and continue for half a mile. Turn right at the t-junction. Satterthwaite village is approximately one mile along this road. Go past the Eagles Head pub to find Honeysuckle Cottage  on the right just before the church.

The post code is LA12 8LW, and if using Sat Nav, beware that the house may be located some distance from its true position.

Directions From North: If coming from Hawkshead, take the main road south from Hawkshead that follows the west side of Esthwaite Water.  A further hundred metres south, just past the motor body repair centre, take a right turn that goes steeply up a hill, sign posted to Grizedale, Satterthwaite and Rusland. Approximately 4 (four) miles further south. The road goes past the Grizedale Visitor Centre, Go-ape and Mountain Bike Centre and you enter the village of Satterthwaite. Honeysuckle Cottage is 25 metres past the church on the left.
